Price per m² for a tiled roof: the full calculation
In this example, the roof costs €48.70 excl. VAT per m² and sells for €59.38 excl. VAT per m² with an 18% margin. Below €48.70, the job costs you money.
Worked example
180 m². Team: 1 foreman (€42/h), 2 skilled workers (€36/h), 1 labourer (€26/h), 8 h per day. Output 22 m²/worker/day → 88 m²/day → 2.05 days, 3 days counted for daily costs. Labour €2,290.91. Materials €4,387.86 (tiles €17.55/m² + 8% offcuts, battens €3.04/m² + 10%, roofing underlay €1.98/m² + 5%). Job costs €635.30 (diesel 12 L/day at €1.65, consumables €15/day, scaffolding €45/day, skip €320, 3 round trips of 46 km at €0.55/km). Overheads 12%, contingency 7% → €8,765.18 excl. VAT, i.e. €48.70 excl. VAT/m². At an 18% margin: €59.38 excl. VAT/m². Minimum output (with no risks or fees on the price): 13.30 m²/worker/day.
Why is the minimum output so far below 22?
Because materials don't change when the team slows down: only labour and daily costs go up.
